Banks and building societies are consistently offering more buy to let mortgages, and are keen for investors to take these out. With loan-to-value rates often rising as high as 75 percent for a professional landlord, finance is available to investors who have built up some capital.
Lenders are becoming more keen to lend to experienced investors for buy-to-let due to high tenant demand and low property prices says Ludlow Thomson.
The London letting and estate agent believes this combination makes this summer a perfect time to make a buy to let property investment in the capital.
These lenders like lending to professional investors with a proven track record of making a buy to let investment work. Ludlow Thomson believes this is because they recognise that buy to let is a safe investment because of high tenant demand and a shortage in housing supply.
With the high deposits demanded for first time buyer mortgages, there is now a well-established trend towards people choosing to rent rather than buy property. They are also staying in the private rental market for longer.
Stephen Ludlow said: “Buy to let property investors with enough investment capital to use as security for one of the growing number of buy to let mortgages will find themselves in a strong position to snap up a high yielding property.
“The lack of mortgage finance available to first time buyers means that there is less competition for one or two bedroom properties. It also means there is high rental demand for the property once it is put on the rental market.”
